Where Tortona / Solari sits in Milano

§ Comparison
Area €/m²
Tortona / Solari 4,600 – 6,300
Milano average 4,985
Sarpi 5,300
Porta Nuova 5,700
Navigli 5,950
"Nearby" here means closest by €/m² level, not physical distance — stimmo doesn't have a neighborhood-adjacency map, and price proximity is the comparison that matters when you're deciding where else to look.

What a bilocale, trilocale or quadrilocale costs in Tortona / Solari

§ Room count

Milan listings are often described by room count rather than raw surface — a bilocale (one bedroom plus a living room, typically 45–60 m²), a trilocale (two bedrooms, typically 65–90 m²), or a quadrilocale (three bedrooms, typically 95–130 m²).

Type m² €
monolocale optional — thin demand at this size 30 – 45 138,000 – 283,500
bilocale 45 – 60 207,000 – 378,000
trilocale 65 – 90 299,000 – 567,000
quadrilocale 95 – 130 437,000 – 819,000
These surface ranges are stimmo's own presentational convention for common Milan room-count terms, not an official OMI or Agenzia delle Entrate classification.

About Tortona / Solari

§ Local context

Zona Tortona is a former industrial area behind Porta Genova station that became a fashion and design district in the early 2000s through the reuse of its industrial buildings; during the furniture fair it is the centre of the Fuorisalone. The source defines it as the area formed between via Savona, via Tortona and via Stendhal — and the data already disagrees: via Stendhal resolves into C17, not C18.

C18 is one of the few zones quoting a single category, civil housing: €4,600–6,300/m² in standard condition, €4,600–8,500 across all conditions. Two things about the perimeter. The zone is officially named SOLARI, P.TA GENOVA, ASCANIO SFORZA, yet a point on via Ascanio Sforza resolves into D20. And C18 is shared with Navigli: one band covers both the Darsena waterfront and the back of Porta Genova, which are not the same market.

Check, especially in converted industrial buildings: usable ceiling height, actual daylight, energy class, and the closed service-charge accounts. And the registered use class: a loft sold as a home but recorded as something else is a problem the seller hands on rather than discounts.

Metro Porta Genova FS and Sant'Agostino (M2).
