About Sarpi

§ Local context

Before it was Sarpi this was the Borgo degli Ortolani — in Milanese, borgh di scigulatt, the onion-growers' quarter: irrigated market gardens just outside the Spanish walls, in the Corpi Santi comune, supplying Milan with vegetables while staying beyond the customs line. The Chinese community arrived from the 1920s from Zhejiang, and the source is precise about why here: the urban fabric — houses with a courtyard and a workshop behind — favoured that concentration. That is an explanation of the building type, and therefore of what you are actually buying.

C16 quotes a single category, civil housing: €4,200–6,400/m² in standard condition, up to €9,000 in top condition. One thing to know about the perimeter: via Canonica, via Procaccini, via Prina and piazza Gerusalemme — which listings often call "Arco della Pace" — fall in C16, not in the higher-quoting B17.

Check: courtyards and rear buildings, the condition of the common parts, and the energy class. Above all the registered use of the ground floors and the courtyard spaces: a workshop that is properly registered is value, one that is not is a cost that stays with the buyer.
