What a bilocale, trilocale or quadrilocale costs in Città Studi

§ Room count

Milan listings are often described by room count rather than raw surface — a bilocale (one bedroom plus a living room, typically 45–60 m²), a trilocale (two bedrooms, typically 65–90 m²), or a quadrilocale (three bedrooms, typically 95–130 m²).

Type m² €
monolocale optional — thin demand at this size 30 – 45 114,000 – 252,000
bilocale 45 – 60 171,000 – 336,000
trilocale 65 – 90 247,000 – 504,000
quadrilocale 95 – 130 361,000 – 728,000
These surface ranges are stimmo's own presentational convention for common Milan room-count terms, not an official OMI or Agenzia delle Entrate classification.

About Città Studi

§ Local context

Città Studi was designed, not grown. The university campus was planned from 1915 for the Politecnico and the Statale's science faculties, interrupted by the war and inaugurated on 22 December 1927; the name, at first only the buildings, came to mean everything around them. You can see it in the street plan: wide roads meeting at right angles, tree-lined avenues, unlike the rest of the city.

The building stock follows the same chronology. Towards viale Abruzzi, early-twentieth-century blocks between eclecticism and liberty; moving east, 1930s rationalism and then post-war condominiums. The neighbourhood sits in a single OMI zone, D12, so the band above is the real one, not an average across different areas.

What to check: in a district with strong student rental demand, floorplan, condition and energy class weigh heavily — and it is worth assessing green space, historically scarce here. Metro Piola (M2); Lambrate station alongside.
