Zones § Navigli

Navigli

Apartments here go for roughly € 4,600 – 7,300 per m², the official Agenzia delle Entrate compravendita band.

This neighborhood spans more than one OMI zone — the range above is the widest span across all of them (lowest minimum to highest maximum), not a single zone's own band.

Area €/m²
Navigli 4,600 – 7,300
Milano average 4,985
Isola 5,950
Wagner / Pagano 6,150

"Nearby" here means closest by €/m² level, not physical distance — stimmo doesn't have a neighborhood-adjacency map, and price proximity is the comparison that matters when you're deciding where else to look.

What a bilocale, trilocale or quadrilocale costs in Navigli

§ Room count

Milan listings are often described by room count rather than raw surface — a bilocale (one bedroom plus a living room, typically 45–60 m²), a trilocale (two bedrooms, typically 65–90 m²), or a quadrilocale (three bedrooms, typically 95–130 m²).

Type m² €
monolocale optional — thin demand at this size 30 – 45 138,000 – 328,500
bilocale 45 – 60 207,000 – 438,000
trilocale 65 – 90 299,000 – 657,000
quadrilocale 95 – 130 437,000 – 949,000
These surface ranges are stimmo's own presentational convention for common Milan room-count terms, not an official OMI or Agenzia delle Entrate classification.

About Navigli

§ Local context

The Navigli are infrastructure before they are a neighbourhood: navigable artificial canals, dug from the twelfth century to bring goods and stone into the centre. The Darsena was created in 1603 out of the older Sant'Eustorgio pond, the inner ring was filled in between 1928 and 1930, and the last cargo barge entered on 30 March 1979. Decades of neglect followed, until it reopened on 26 April 2015 ahead of Expo.

The Ticinese was a dense working-class district of balcony-access tenements, and that is still the fabric you buy along the Ripa di Porta Ticinese and via Vigevano. But "Navigli" is not an administrative unit: it is a perceptual label covering two distinct OMI zones here, and the band above is their combination, not a single market.

What to check: in balcony-access buildings, the lift, the aspect onto the shared walkway, sound insulation and energy class — and, along the canal, night-time noise. Metro Porta Genova (M2).
