About Porta Nuova

§ Local context

Porta Nuova station — Milan's first railway station — closed in 1961. The business district planned in the 1953 masterplan was never finished: work stalled by the late 1960s, part of the cleared land was leased to a permanent funfair from 1964, and a 1978 amendment froze the whole area as vaguely "of public interest". The Progetto Porta Nuova that produced today's skyline was only approved in 2004.

Forty years of empty ground explain the figure. C14 quotes €4,800–6,600/m² for standard-condition civil housing, yet the highest figure recorded in the same zone is €19,000/m² for prestige stock in top condition — the widest spread of any zone in Milan. One band covers both the towers and what was already standing next to them. C14 is also shared with Isola, which trades differently.
