What a bilocale, trilocale or quadrilocale costs in Sempione / Arco della Pace

§ Room count

Milan listings are often described by room count rather than raw surface — a bilocale (one bedroom plus a living room, typically 45–60 m²), a trilocale (two bedrooms, typically 65–90 m²), or a quadrilocale (three bedrooms, typically 95–130 m²).

Type m² €

These surface ranges are stimmo's own presentational convention for common Milan room-count terms, not an official OMI or Agenzia delle Entrate classification.

About Sempione / Arco della Pace

§ Local context

Work began in 1807 as a Napoleonic victory arch, stopped in 1814, resumed in 1826 under the Austrians — who rededicated it to peace — and finished on 10 September 1838. The story that the Austrians spun the bronze chariot round to face France out of spite does not hold: the chariot is not contemporary with the arch, and was placed there in 1837.

B17 quotes €6,100–8,200/m² for standard-condition civil housing, rising to €14,000/m² for prestige stock in top condition. Before reading that number, check the perimeter, because here the label is wider than the zone. The zone is officially PARCO SEMPIONE, ARCO DELLA PACE, CORSO MAGENTA — yet a point on corso Magenta resolves into B16, and via Canonica, via Procaccini, via Prina and piazza Gerusalemme, which listings routinely call "Arco della Pace", sit in C16, the Sarpi zone, which quotes lower.

Check: the OMI zone of the exact address, then heritage constraints, façades and common parts, service charges and energy class. An address the listing calls Arco della Pace but which falls in C16 sits on a lower band — precisely the gap the seller has already taken into the asking price.

Metro Moscova and Lanza (M2), Monumentale and Cenisio (M5).
