What a bilocale, trilocale or quadrilocale costs in Rogoredo / Santa Giulia

§ Room count

Milan listings are often described by room count rather than raw surface — a bilocale (one bedroom plus a living room, typically 45–60 m²), a trilocale (two bedrooms, typically 65–90 m²), or a quadrilocale (three bedrooms, typically 95–130 m²).

Type m² €

These surface ranges are stimmo's own presentational convention for common Milan room-count terms, not an official OMI or Agenzia delle Entrate classification.

About Rogoredo / Santa Giulia

§ Local context

Rogoredo appears as a place name in a royal charter of 880 and, until the 1980s, lived around the Redaelli steelworks and the goods yard. Santa Giulia is the Norman Foster masterplan laid over the disused Montedison and Redaelli sites — 1,200,000 m² — begun in 2005 and estimated in 2014 at 20–30% complete; the area was under precautionary seizure from July 2010 to July 2015 over the site remediation case.

D38 quotes €3,200–4,000/m² for standard-condition civil housing, with a €2,000–4,800 spread across all categories. There is a rarely-stated reason the band is that wide: the former Redaelli side was built out with both open-market and price-controlled (convenzionata) housing, and in 2014 roughly 70% of the surveyed blocks were price-controlled. A band mixing the two regimes is not comparable to one covering open-market stock alone.

Check, before the price itself: which regime the flat falls under and what resale restrictions come with it. Then completion year, service charges and energy class.

Milano Rogoredo station: metro M3, the suburban rail tunnel, and high-speed services.
