What a bilocale, trilocale or quadrilocale costs in Crescenzago

§ Room count

Milan listings are often described by room count rather than raw surface — a bilocale (one bedroom plus a living room, typically 45–60 m²), a trilocale (two bedrooms, typically 65–90 m²), or a quadrilocale (three bedrooms, typically 95–130 m²).

Type m² €

trilocale 65 – 90 178,750 – 369,000

These surface ranges are stimmo's own presentational convention for common Milan room-count terms, not an official OMI or Agenzia delle Entrate classification.

About Crescenzago

§ Local context

Crescenzago appears as Crescentiacum in the Itinerarium Burdigalense, an anonymous pilgrim's account of a journey from Bordeaux to Jerusalem in 333 AD. From the twelfth century the village grew around Santa Maria Rossa, a Romanesque church of 1140 on via Berra. In the eighteenth century the stretch along the Naviglio della Martesana was known as the "Riviera di Milano", lined with summer villas for well-off Milanese families.

The OMI zone here is named MONZA, CRESCENZAGO, GORLA, QUARTIERE ADRIANO: four place names, one band. D35 quotes €2,750–4,100/m² for standard-condition civil housing and runs €2,100 to €5,700 across all categories — the widest relative spread of any outer zone in this set, because several different markets sit under that one number.

Check: which of the four the address really belongs to — via Padova is not a reliable clue, it is very long and crosses more than one zone. Then the lift, the state of the building, the energy class and the service charges. And the Martesana frontage: if it is real it is already priced in, and if it is not, nobody takes it back out.

Metro Crescenzago and Cascina Gobba (M2).
