§ Comparison
Area €/m²
Lambrate 3,100 – 4,100
Milano average 4,985
Rogoredo / Santa Giulia 3,600
Bovisa 3,550

"Nearby" here means closest by €/m² level, not physical distance — stimmo doesn't have a neighborhood-adjacency map, and price proximity is the comparison that matters when you're deciding where else to look.

What a bilocale, trilocale or quadrilocale costs in Lambrate

§ Room count

Milan listings are often described by room count rather than raw surface — a bilocale (one bedroom plus a living room, typically 45–60 m²), a trilocale (two bedrooms, typically 65–90 m²), or a quadrilocale (three bedrooms, typically 95–130 m²).

Type m² €
monolocale optional — thin demand at this size 30 – 45 93,000 – 184,500
bilocale 45 – 60 139,500 – 246,000
trilocale 65 – 90 201,500 – 369,000
quadrilocale 95 – 130 294,500 – 533,000
These surface ranges are stimmo's own presentational convention for common Milan room-count terms, not an official OMI or Agenzia delle Entrate classification.

About Lambrate

§ Local context

An independent comune until 1923, Lambrate tripled its population between 1901 and 1921 — from 2,795 to 8,171 — on the back of industry. It was historically split into "lower Lambrate", now called Rubattino, and "upper Lambrate". The OMI zone still carries that division in its official name: LAMBRATE, RUBATTINO, ROMBON.

The figure reflects the same split. D13 quotes €3,100–4,100/m² for standard-condition civil housing, but across every category and condition the range runs €2,500 to €5,500 — a factor of two, which is precisely the gap between economy stock from the working-class expansion and a converted industrial building near via Ventura.

Check: lift, condition of the common parts and energy class for the older stock; for lofts and conversions, the registered use class, whether the change of use was properly completed, and the real ceiling heights. An unfinished change of use is the item sellers are least willing to discount.

Metro Lambrate FS (M2), which is also a mainline station.
