About Bovisa
§ Local contextThe name comes from Cascina Bovisa, a farming hamlet Milan absorbed in 1873; the Candiani works opened in 1882. But the fact that matters most to a buyer is geometric: the railway cuts the district in two and can only be crossed on foot, via the station steps. Since that line was built, the two halves have developed independently.
The data records it. D31 quotes €2,800–4,300/m² for standard-condition civil housing and runs €2,000 to €5,300 across all categories — a wide band for an outer zone, because a single OMI zone covers both sides of the tracks. Worth noting too: the zone is officially named BOVISA, BAUSAN, IMBONATI, yet a point on via Imbonati resolves outside it, in D36.
Check: window frames and sound insulation, energy class, and the state of the building. And before any of it: which side of the tracks the flat is on, and how many minutes on foot it takes to reach the other. That is the number that decides daily life here, and it never enters a negotiation.
Bovisa has no metro — the nearest station is Dergano (M3). Milano Nord Bovisa-Politecnico serves lines S1, S2, S3, S4, S12, S13 and the Malpensa Express.
