About Niguarda

§ Local context

Niguarda was a farming village, known in the nineteenth century for the healthy country air: 540 residents in 1751, 7,676 by 1921. It was the first district of Milan to rise against the Nazi-fascist occupation, free from the evening of 24 April 1945.

One detail is worth more than any description of atmosphere: the Niguarda hospital stands just outside the boundaries of the old comune, whose western edge ran along via Graziano Imperatore — and the official geometry confirms it, because both the hospital and that street fall in D36, not D33. "Steps from Niguarda hospital" in a listing does not mean the flat is priced on the Niguarda band.

D33 quotes €2,900–3,900/m² for standard-condition civil housing, €2,200–4,700 across all categories.

Check: the OMI zone of the exact address, then the lift, the common parts, the energy class and the service charges. Measure separately: the walk to the metro, which this district does not have. That distance gets an adjective in the listing and never a discount.

Niguarda has neither a metro nor a rail station: the nearest stops are Ponale and Bignami (M5), in neighbouring Bicocca.
