What a bilocale, trilocale or quadrilocale costs in Quarto Oggiaro

§ Room count

Milan listings are often described by room count rather than raw surface — a bilocale (one bedroom plus a living room, typically 45–60 m²), a trilocale (two bedrooms, typically 65–90 m²), or a quadrilocale (three bedrooms, typically 95–130 m²).

Type m² €
monolocale optional — thin demand at this size 30 – 45 55,500 – 121,500
bilocale 45 – 60 83,250 – 162,000
trilocale 65 – 90 120,250 – 243,000
quadrilocale 95 – 130 175,750 – 351,000
These surface ranges are stimmo's own presentational convention for common Milan room-count terms, not an official OMI or Agenzia delle Entrate classification.

About Quarto Oggiaro

§ Local context

The name comes from Quarto Uglerio: "Quarto" is the four Roman miles from the centre of Milan, on the road that ran to Lugano via Varese; the form Oggiaro appears on maps from 1872. But the district people actually buy into has a much more precise date. The first public housing blocks went up in 1954, and the area quickly became one of the largest social-housing districts in Milan, extended phase by phase through the 1960s; it took years before residents had basic services.

That chronology explains the number without needing any adjectives. E8 quotes €1,850–2,700/m² for standard-condition civil housing: the lowest of the 42 quoted OMI zones in Milan, its midpoint sitting at 46% of the city average. Across all categories it runs €1,700–3,700.

Check: the build year and phase, the state of the heating system and common parts, the energy class, and the level of service-charge arrears in the block, which in this kind of stock matters more than the price per square metre.
