Milano average 4,985
Gallaratese 3,050
Certosa 3,125

What a bilocale, trilocale or quadrilocale costs in Affori

§ Room count

Milan listings are often described by room count rather than raw surface — a bilocale (one bedroom plus a living room, typically 45–60 m²), a trilocale (two bedrooms, typically 65–90 m²), or a quadrilocale (three bedrooms, typically 95–130 m²).

Type m² €
monolocale optional — thin demand at this size 30 – 45 81,000 – 148,500
bilocale 45 – 60 121,500 – 198,000
trilocale 65 – 90 175,500 – 297,000
quadrilocale 95 – 130 256,500 – 429,000
These surface ranges are stimmo's own presentational convention for common Milan room-count terms, not an official OMI or Agenzia delle Entrate classification.

About Affori

§ Local context

Three etymologies compete for Affori — Ad forum, an old market; Ad fontem, the springs; Sancta Iustina a foris, "Saint Justina outside the walls". Something else in the sources matters more, though. The old core sat on the road now formed by via Taccioli and via Cialdini, secondary to the two Roman roads to Como — and that is exactly what held the village back, leaving it long in the shade and dependent on its neighbours. In 1686 Pier Paolo Corbella built Villa Litta here, a gathering place for the Milanese nobility.

D32 quotes €2,700–3,300/m² for standard-condition civil housing, but across all categories the range runs €1,750 to €4,900, because the zone also quotes villas and because it is officially named BOVISASCA, AFFORI, P. ROSSI, COMASINA: four settlements under one band.

Check: which of the four the address actually sits in, then the lift, the state of the building, the energy class and the service charges. And if the listing says Affori while the address is Comasina or Bovisasca, that gap is already in the asking price — and it is not one sellers give back.
