Where Brera sits in Milano

§ Comparison
Area €/m²
Brera 9,500 – 12,000
Milano average 4,985
CityLife 10,400
Duomo / Centro Storico 8,800

"Nearby" here means closest by €/m² level, not physical distance — stimmo doesn't have a neighborhood-adjacency map, and price proximity is the comparison that matters when you're deciding where else to look.

What a bilocale, trilocale or quadrilocale costs in Brera

§ Room count

Milan listings are often described by room count rather than raw surface — a bilocale (one bedroom plus a living room, typically 45–60 m²), a trilocale (two bedrooms, typically 65–90 m²), or a quadrilocale (three bedrooms, typically 95–130 m²).

Type m² €
monolocale optional — thin demand at this size 30 – 45 285,000 – 540,000
bilocale 45 – 60 427,500 – 720,000
trilocale 65 – 90 617,500 – 1,080,000
quadrilocale 95 – 130 902,500 – 1,560,000
These surface ranges are stimmo's own presentational convention for common Milan room-count terms, not an official OMI or Agenzia delle Entrate classification.

About Brera

§ Local context

Brera is not named after a saint or a gate: "braida" was the medieval Lombard word for uncultivated, tree-free ground — the open country just outside the walls, kept clear for military reasons. The convent the Umiliati built there from 1178 later became the Palazzo di Brera, and when the Accademia di Belle Arti was founded in 1776 the district took on the artistic character it still has.

The fabric is historic-centre: dense, narrow blocks around via Brera, via Fiori Chiari and via Madonnina, period buildings and internal courtyards. Brera falls within a single OMI zone, B15, which makes the band above more legible than most — it genuinely describes Brera, not an average across different neighbourhoods.

What to check: in central historic stock, condition, any heritage constraints, service charges and the energy class matter more than the price per square metre. Metro Lanza (M2); trams 1, 2, 12 and 14.
